
Expansive Soil
Expansive soil is clay-rich ground that swells when it absorbs water and shrinks as it dries. This swelling and shrinking pushes on foundations and can crack slabs, walls, and floors. It is common across central Arizona and drives how custom home foundations are designed.
Ground with a high clay content changes volume with moisture: that is expansive soil. When the clay takes on water, during monsoon storms, irrigation, or a plumbing leak, it swells and lifts. When it dries out in Arizona's long hot season, it shrinks and pulls away. This up-and-down movement, called heave when it rises, puts uneven pressure on whatever sits on top.
For a home, that pressure is the problem. Expansive soil can crack a concrete slab, split drywall, jam doors, and separate walls from floors. The damage is slow and seasonal, which is why it is easy to miss until it is serious. Central Arizona has plenty of these soils, especially in the agricultural basins around Casa Grande, Queen Creek, and Apache Junction, where clays are deep and land subsidence adds to the risk.
Builders manage expansive soil by testing it first. A geotechnical engineer drills the lot, measures the clay's swell potential, and writes a soils report. That report drives the foundation design, almost always a post-tension slab engineered to the specific site, sometimes with deeper footings, moisture barriers, or imported fill. The AHJ will not approve the permit without this engineering on expansive ground.
For example, two lots a mile apart can need very different foundations if one sits on stable desert caliche and the other on swelling clay. This is why a generic slab design is risky in Arizona. Expansive soil is the main reason foundation engineering here is site-specific, and it is the soil condition that the post-tension slab was built to handle.
