A soil report, also called a geotechnical report, is an engineer's study of a lot's soil that tells the foundation designer how strong the ground is and how it moves. It comes from drilled or dug test borings and drives the foundation design. Most Arizona custom home permits require one.

A crew drills or digs borings across the lot and pulls soil samples, then a lab measures how strong the soil is, how much it swells or shrinks with water, how it drains, and how deep firm material lies. Those findings, written up by a licensed engineer with specific foundation recommendations, make up the soil report, also called a geotechnical report.

The report matters because the foundation is only as good as the assumptions under it. In central Arizona, the big questions are expansive clay, collapsible soils, caliche layers, and land subsidence. Each one changes how a slab must be built. The report gives the structural engineer the soil's bearing capacity and swell potential. Those numbers set the footing sizes, the slab type, and any need for over-excavation, imported fill, or moisture control. The International Residential Code lets building officials require this study, and on questionable soils the Arizona permit will not move without it.

For example, two lots in Queen Creek a half-mile apart can return very different reports, one calling for a standard post-tension slab and the other for deeper grade beams and piers because the clay runs deeper. Designing both the same way would risk cracks on the worse lot.

A soil report is not a perc test, which measures how fast water drains for a septic system, though both involve digging into the lot. The soil report is about supporting the structure. We order the geotechnical report early, before the foundation is designed, because it is the single document that decides whether the slab will hold up on Arizona ground.
