A grade beam is a reinforced concrete beam that runs along or just below ground level and carries the load of the walls above, spanning between footings, piers, or stronger soil. It lets a foundation bridge over weak or expansive soil instead of resting directly on it.

Instead of letting a wall load press straight down into the soil everywhere along its length, a grade beam acts like a bridge: a concrete beam, reinforced with steel, that sits at or near ground level (the grade) and collects the wall's weight, delivering it to spaced supports such as footings, drilled piers, or pads founded on reliable soil.

Grade beams matter most where the surface soil cannot be trusted. On expansive clay that swells and shrinks with moisture, a beam stiff enough to span the soft spots keeps the wall straight even as the ground moves underneath. In a post-tension slab foundation, thickened grade beams run through the slab in a grid, stiffening the whole foundation into one plate that resists the soil's push and pull. The International Residential Code covers their reinforcement and depth in its foundation chapter, and a soils engineer sizes them to the site.

For example, a custom home in Casa Grande on deep expansive clay may sit on a system of grade beams tied to drilled piers that reach down to firmer soil. The beams carry the walls, the piers carry the beams, and the swelling surface clay is taken out of the load path.

A grade beam differs from a plain footing, which simply spreads a load onto the soil directly beneath it, and from a stem wall, which lifts the structure above grade. The grade beam's defining trait is that it spans, transferring load sideways to stronger support. We use grade beams where the geotechnical report calls for them, because skipping that spanning capacity on bad soil is how foundations crack.
