Stem Wall

Rising from a buried footing up to the level where a house's floor and framing begin, a stem wall is a short wall, usually concrete or masonry block, that lifts the structure above grade. The footing spreads the building's weight onto the soil, the stem wall carries the load upward, and compacted soil or fill is placed inside the perimeter. The floor slab or framed floor then sits on top, lifting the living space above the surrounding ground.

A stem-wall foundation is one of two common foundation styles in Arizona. It raises the home above grade, which helps the house sit cleanly on a sloped or uneven lot, keeps the floor up out of standing monsoon water, and gives a defined edge to the building pad. The 2018 International Residential Code, Chapter 4, governs the footing depth, wall size, and reinforcement these foundations must meet.

The main alternative is a slab-on-grade foundation, often built as a post-tension slab, where the concrete floor is poured directly on the prepared ground with no raised wall around it. Slab-on-grade is flatter and frequently cheaper on level lots. A stem wall costs more but handles slope and grade changes better and lifts the structure higher off the soil.

For example, a custom home on a gently sloping lot in Cave Creek or Fountain Hills may use a stem-wall foundation to step the pad and keep the finished floor at a consistent height, while a flat Gilbert lot might take a post-tension slab-on-grade. On expansive clay soils, either type must be engineered to the soil report. We choose the foundation based on the lot's slope, soil, and drainage, because that single decision shapes cost, the look of the finished grade, and how the home sits on the land.
