IRC M1505 Whole-House Ventilation: Fresh Air for a Tight Arizona Home

A modern Arizona home is built tight to keep the heat out, which also traps stale air in. A new Arizona home is sealed up tight, and for good reason. Every crack you close keeps the summer heat out and the cooling in. But a tight house also traps stale, humid, pollutant-heavy air inside. IRC Section M1505 is the code's fix, and it is why your builder installs a ventilation fan you might never have thought to ask for.

Why a tight house needs a fan

Older, leaky houses breathed on their own, through gaps around windows and doors and up into the attic. The energy code closed those gaps, sealed the ducts, and wrapped the house in a tight envelope. Recent editions verify that tightness with a blower door test instead of taking it on faith. Good for the power bill, but the fresh air that used to sneak in no longer does. Mechanical ventilation replaces it on purpose, drawing a measured amount of outdoor air into the home so the air inside does not go stale.

The whole-house rate

The code sets how much air the system has to move:

The whole-house mechanical ventilation system shall provide outdoor air at a continuous rate.

How much depends on the size of the house and how many people are likely to live in it, so the amount comes from a formula: 0.01 times the floor area in square feet, plus 7.5 times the number of bedrooms plus one. For example, a 2,500 square foot four-bedroom home gets 25 cfm from the floor area and 37.5 cfm from the bedroom count, or about 63 cfm of continuous fresh air. A dedicated fan, or your HVAC system pulling in outside air on a timer, delivers it.

Local exhaust for baths and the kitchen

On top of that whole-house air, the wet rooms get their own exhaust fans to push moisture and odor straight outside. A bathroom needs a fan rated for at least 50 cfm if it runs on demand, or 20 cfm if it runs continuously. A kitchen needs 100 cfm on demand, usually through a vented range hood, or 25 cfm continuous. Go bigger and the rule flips: a hood moving more than 400 cfm has to be paired with makeup air, so the exhaust cannot depressurize the house and pull combustion gases back down a flue. In the desert that bathroom fan earns its keep, because it carries out the shower humidity that would otherwise feed mold in a sealed house.

Why it matters in Arizona

Picture a tightly built 2,500 square foot home with its ducts sealed to the energy code. From May into September nobody in the Valley opens a window, so for roughly five months that fan is the only fresh air the house gets. Without it, cooking, showers, and breathing drive humidity and carbon dioxide up with nowhere to go.
