
IRC N1103 Duct Sealing and Leakage Testing in an Arizona Attic
IRC Section N1103 makes a new home's ducts get sealed and then leak-tested. The postconstruction limit is 4 cubic feet per minute of leakage per 100 square feet of floor area. In Arizona, where ducts run through a scorching attic, meeting that limit is what keeps the cooling you paid for inside the house.
In Arizona the ductwork that carries your cool air usually runs through the attic. That attic can hit 140 degrees in July. Every leak either dumps the air you paid to cool into the attic, or pulls superheated attic air back into your returns. IRC Section N1103 makes the builder seal those ducts, then test them to prove it.
Sealing is mandatory
The first requirement is blunt:
Ducts, air handlers and filter boxes shall be sealed.
The air handler itself has to be built to leak no more than 2 percent of its design airflow. Sealing means mastic and solid mechanical connections at every joint. Cloth duct tape does not count. It dries out and lets go in attic heat. Wrapping the ducts to the right R-value is part of the same job, and it keeps attic heat from bleeding into the air inside.
Then the ducts get leak-tested
Sealing is verified, not just assumed. A technician pressurizes the duct system and measures how much air escapes. The code sets the limit by the size of your home. After construction, total leakage has to be 4 cubic feet per minute or less for every 100 square feet of conditioned floor area. Ducts buried deep in attic insulation face an even tighter limit of 1.5 cfm per 100 square feet.
For example, a 2,000 square foot home is allowed no more than 80 cfm of total duct leakage. Come in at 120 and the crew reseals the joints and retests before the house passes. That is why the mastic goes on right the first time, because reopening a sealed attic duct run in July is the job nobody wants.
The rest of N1103
Ducts are the headline, but N1103 also covers the other systems that drive a home's energy use: a programmable thermostat for control, insulation on the hot water lines so you are not heating the attic, and equipment that is correctly sized for the house rather than oversized. Each one trims what a desert home burns to stay comfortable.
Why the number matters in Arizona
Picture that same 2,000 square foot home with its air handler and trunk lines sitting in a 140 degree attic. If the ducts leak badly, the air conditioner runs longer, the back bedrooms never quite cool, and the July bill climbs. Meeting the N1103 limit keeps the cooled air where you want it. A high SEER rating on the equipment only pays off if the ducts feeding it are tight.
