
How and why do you test well water on a new rural Arizona home?
You test new-well water through an ADHS-licensed lab. On a new well, test the full panel: arsenic, nitrate, fluoride, uranium, lead, total dissolved solids, and coliform bacteria. After that, test bacteria and nitrate yearly and arsenic, fluoride, and uranium every five years. Arizona groundwater commonly carries arsenic, which you cannot taste.
You test the well water on a new rural Arizona home by collecting a sample and sending it to a laboratory licensed by the Arizona Department of Health Services (ADHS). On a brand-new well, run the full panel: arsenic, nitrate, fluoride, uranium, lead, total dissolved solids, and total coliform bacteria. After that first test, ADHS recommends testing bacteria and nitrate every year and arsenic, fluoride, and uranium every five years. The reason is simple and important: Arizona groundwater commonly carries naturally occurring arsenic, along with nitrate and fluoride, and none of them change the water's taste, color, or smell. The only way to know your water is safe is to test it. A private well, unlike a city utility, has no one checking it but you.
Why you have to test a private well
You test a private well because no government agency tests it for you, and Arizona's groundwater carries real contaminants you cannot detect by taste or sight. The EPA is direct about this: private drinking water wells are not regulated by the EPA, and the homeowner is responsible for making sure the water is safe. A city utility tests its water constantly. A private well owner is the utility. The EPA's own guidance is to "test private water supplies annually for at least" nitrates, coliform bacteria, total dissolved solids, and pH. Nobody else will do it for you.
The contaminant that makes this urgent in Arizona is arsenic. The USGS reports that in the Southwest's basin-fill aquifers, arsenic in drinking-water wells goes over the federal limit more than twice as often as in wells nationwide. The arsenic is almost entirely natural. It leaches from the volcanic and granite rock the groundwater moves through. The EPA's limit for arsenic is 0.010 mg/L (10 parts per billion). Long-term exposure above that level is a health risk. And you cannot taste arsenic at all.
Arsenic is not the only concern. Arizona wells also turn up nitrate, fluoride, uranium, and bacteria. Nitrate is linked to fertilizer and septic systems, and it is dangerous to infants. Every one of these is invisible in a glass of water. So the lab test is the only proof you have that the water is safe. This is also why a buyer or lender will demand a water test before money changes hands on a rural property.
The full new-well test panel
On a new well, test the full panel of contaminants common in Arizona groundwater, not just bacteria. ADHS recommends a specific set for new wells before you rely on the water:
- Arsenic
- Bacteria (total coliform)
- Fluoride
- Lead
- Nitrate
- Total dissolved solids (TDS)
- Uranium
This baseline panel tells you what is in the water before you move in. That lets you size any treatment system to the real results. It also gives you a record of the water's starting point, which helps if anything changes later.
The federal drinking-water limits give you the yardstick. Arsenic is capped at 0.010 mg/L. Nitrate, measured as nitrogen, is capped at 10 mg/L. Fluoride is capped at 4.0 mg/L. Uranium is capped at 30 micrograms per liter. Total coliform bacteria is allowed in no more than a small share of samples. If your result is over any of these, you have a treatment job to do before you drink the water.
If the results come back high on any item, that drives your treatment plan. High arsenic, nitrate, or TDS usually points to a reverse-osmosis unit for drinking water, and sometimes whole-house treatment. Who tests it: ADHS-licensed labs
Well-water testing has to be done by a laboratory licensed by ADHS, not a hardware-store strip test. ADHS licenses the commercial laboratories that perform drinking-water testing in Arizona, and only a licensed lab can produce results a lender, county, or buyer will accept. ADHS keeps a searchable list of licensed labs and directs well owners to it for finding the closest one.
The basic process is straightforward. You contact a licensed lab, and it provides sterile sample bottles and collection instructions, since how you collect the sample matters (a bacteria sample, for example, has to be taken cleanly to avoid a false positive). For some tests the lab or a qualified sampler collects the water; for others you collect it and deliver it quickly. The lab runs the analysis and returns a report listing each contaminant against its limit.
ADHS also lists the triggers for testing again right away, beyond the regular schedule: if there are known water problems in your area, if household members have unexplained illness, if the water's taste, color, or odor changes, or after a flood, wildfire, or land disturbance near the well. Testing for a loan, a sale, or a new build
If you are financing or buying a rural home, the water test is often a hard requirement with a clock on it. For a USDA Single Family Housing Guaranteed loan, common on rural Arizona properties, the water analysis report must be no greater than 180 days old at loan closing, and the water has to meet the requirements of the state or local authority, or the EPA limits if there is no local standard. So a test done a year ago will not satisfy the lender. You retest within the window.
This is why timing the test matters on a new build. A test taken right after the well is drilled and developed gives you a clean baseline, but if closing slips past 180 days, you will need a fresh sample to satisfy a USDA loan.
