
IRC P3103 Plumbing Vent Terminals: Roof Height and Clearances
IRC Section P3103 sets where your plumbing vents can exit the roof. Every open vent pipe has to rise at least 6 inches above the roof, and its terminal has to sit at least 10 feet from any window, door, or air intake, or 2 feet above it. The rules keep sewer gas out of the house.
Those short pipes sticking up through your roof are plumbing vents, and they do two quiet but important jobs. They let your drains breathe so water flows instead of gurgling, and they carry sewer gas up and away from the house. Section P3103 of the International Residential Code sets exactly how high they rise and how far they stay from anything you breathe near.
Six inches above the roof
Every open vent pipe that passes through the roof has to stand up above it:
terminate not less than 6 inches above the roof.
That height keeps roof debris, and in colder climates snow, from capping the pipe and choking the vent. On the flat and low-slope roofs common in Arizona, six inches is easy to hit and easy for an inspector to confirm. If the roof doubles as a deck or a patio, the pipe has to go much higher, up to 7 feet, so nobody is standing right next to an open sewer vent.
Ten feet from anything you breathe
The second rule is about where the gas goes once it leaves the pipe. A vent terminal has to sit at least 10 feet, measured horizontally, from any door, operable window, or mechanical air intake. If it has to be closer than that, it must instead rise at least 2 feet above the top of that opening. The logic is simple. Sewer gas should vent to open sky, not drift back through a window or get pulled into a fresh-air intake. In Arizona that intake clause matters, because homes here pull outside air in for ventilation.
Why it matters for your build
For example, take a two-story Arizona home where the guest bath vents out near a second-floor window. If the vent terminal lands within 10 feet of that window and does not rise 2 feet above it, it fails the rule. The fix, moving or extending the pipe, is far cheaper before the roof is finished than after, which is why vent routing is worth catching on the plans rather than on inspection day.
Moving a vent is not free, either. The stack needs a clear path up between roof trusses, so a pipe that has to travel 8 feet sideways to clear a window usually picks up an offset in the attic, or splits into a second stack. That is a framing conversation as much as a plumbing one, and it costs almost nothing while the trusses are still on paper.
Which edition applies to your build
P3103 is stable across recent IRC editions. Arizona sets no statewide code, so confirm which edition your AHJ adopted in the building code editions by city reference.
Where the vents get checked
Vents are part of the drain, waste, and vent system that gets pressure-tested at your plumbing inspection, well before anyone is looking at the roof.
