IRC P3005 Drain Slope and Cleanouts: Getting the Waste Line Right Before the Pour

IRC Section P3005 sets how steeply drain pipes must slope and where cleanouts go. A 3-inch or larger house drain needs 1/8 inch of fall per foot, and smaller lines need 1/4 inch. Cleanouts are required every 100 feet, at the sewer junction, and at each turn over 45 degrees.

The drain lines under your house have one job: carry waste away using nothing but gravity. Section P3005 of the International Residential Code sets how steeply those pipes have to fall and where the access points, called cleanouts, have to go. On an Arizona slab-on-grade home, most of this pipe is buried under the concrete, so getting it right before the pour is the whole ballgame. You cannot re-slope a drain after the slab is down.

On the post-tension slab foundation common across the Valley, you cannot casually saw your way back in either. That concrete holds steel cables under tension, so opening it means locating and working around them. A drain correction that would be a bad afternoon on a conventional slab becomes a specialty job here.

The right slope

A drain pipe has to fall at a steady, specific angle. Too flat and the water sits and solids settle out. Too steep and the water can race ahead and leave the solids behind. The code sets a minimum fall by pipe size. A pipe 2-1/2 inches or smaller has to drop 1/4 inch per foot, about a 2 percent grade. A pipe 3 inches or larger has to drop at least 1/8 inch per foot, about a 1 percent grade.

A typical house has a 3-inch or 4-inch main building drain, so its floor is 1/8 inch of fall per foot of run. Smaller branch lines, such as the 2-inch pipe from a shower or a laundry, need the steeper 1/4 inch per foot. Many plumbers build the bigger lines closer to 1/4 inch per foot anyway, for margin.

In practice, a 48-foot main drain at 1/8 inch per foot falls 6 inches from end to end. Run that same 48 feet at the steeper 1/4 inch per foot and the fall doubles to 12 inches, so the line leaves the house half a foot lower. On a long, flat Valley lot, that extra 6 inches comes out of the trench depth at the sewer connection.

The code also bars a pipe from shrinking as it goes:

The size of the drainage piping shall not be reduced in the direction of flow.

In plain terms, a 3-inch line can never neck down to a 2-inch line downstream, because that would choke the flow and back it up.

Where cleanouts go

A cleanout is a capped fitting that lets a plumber run a snake into the line to clear a clog. The code does not leave their placement to chance. Section P3005.2 requires a cleanout in a few set spots:

  • At intervals of no more than 100 feet along any horizontal drain.
  • At the junction of the building drain and the building sewer, where the house line meets the line out to the city or to a septic system, either at the junction or within 10 feet upstream.
  • At every change of direction greater than 45 degrees.

Each cleanout has to match the pipe size, up to a 4-inch cap, and it needs clear space in front of it to work a rod in, at least 18 inches for the pipe sizes in a house. On an Arizona custom home with a long, spread-out floor plan, the 100-foot rule and the 45-degree rule usually mean cleanouts are brought up to grade outside, near the kitchen and each bathroom stack, so a future clog is a driveway job and not a wall-opening job.

The review to do before the pour

Walk the underground plumbing with your plumber while it is still open trench and pipe on dirt. Count the cleanouts against the three rules above, and check that no line necks down going downstream. Every fixture feeds this drain through a trap, and the whole system breathes through the vents that terminate through the roof, so both have to be roughed in before anything gets covered.
