A semi-custom home is built from a builder's existing floor plan that you then personalize, choosing finishes and select structural options instead of designing from scratch. It sits between a production home, where choices are limited, and a fully custom home, where every detail is drawn for your lot and needs.
Starting from a floor plan the builder already has, then making it yours, is the whole model behind a semi-custom home. You pick finishes (flooring, cabinets, countertops, fixtures) and usually choose from a set menu of structural options, like adding a third bay to the garage, extending a patio, or swapping a den for a fourth bedroom. You are not designing a one-of-a-kind house, but you are far from stuck with a fixed package.
The model exists to balance cost, speed, and choice. Starting from a proven plan saves the time and expense of full architectural design and engineering, and the builder already knows how that plan performs and prices out. You still get real personalization, especially in finishes and a few layout changes, without the longer timeline and higher cost of a fully custom build.
Semi-custom sits in the middle of three common paths. A production home (or spec home) is built to a set plan with limited, pre-chosen options, often on a lot the builder owns. A fully custom home is designed from scratch for your specific lot, lifestyle, and budget, with no fixed starting plan. A semi-custom home borrows the proven plan from production building and the choice of custom building.
For example, a family building in a Gilbert or Queen Creek community might select a semi-custom plan, then choose upgraded tile, a larger kitchen island, and a covered outdoor living space, with much of that handled through allowances in the contract.
