Allowance (home building contract)

When you sign a construction contract, you have not picked every finish yet, things like tile, light fixtures, countertops, or appliances. So the builder writes in a dollar amount for each undecided category and includes it in the total price. That budgeted figure is an allowance, a placeholder price that lets the contract be signed before every selection is final.

The key rule is reconciliation. If your actual choice costs more than the allowance, you pay the overage. If it costs less, you receive a credit. For example, a contract might carry a $12,000 flooring allowance. If you later choose tile and carpet that come to $15,000 installed, you owe the $3,000 difference; if you spend $10,000, you save $2,000. Allowances cover the product and sometimes the labor to install it, so it matters whether the number is "material only" or "installed," and you confirm that before signing.

Allowances keep a project moving without forcing every decision up front, but a low allowance can hide the real cost of a home. A builder can quote an attractive total by setting thin allowances, then the price climbs as you make realistic selections. Reading the allowance schedule line by line tells you whether the budget is honest.

An allowance differs from a fixed-price line, where the item and its cost are locked in, and from a change order, which alters the scope of work after the contract is set. Allowances cover known categories with unknown selections; change orders cover new or different work. We set allowances to reflect the finishes most clients actually pick, so the contract price stays close to the final cost, including upgrades like a casita or premium fixtures.
