Punch List

Near the end of construction, the owner and builder walk the house together and note every item that still needs attention: a paint scuff, a sticking cabinet door, a missing outlet cover, a scratch on a counter. That running record of last small tasks is the punch list. Those items go on the list, the builder completes them, and the project closes out.

The punch list is a normal, expected part of every custom home. No build is perfect on the first pass, so the walk-through is the structured way to catch the details. Items are usually cosmetic or minor functional fixes, not major defects. The builder works through the list, and the owner confirms each item is resolved before final payment is released.

For example, on a custom home in Gilbert, a punch-list walk-through might turn up a dozen items: touch up baseboard paint in two rooms, adjust a misaligned shower door, replace a cracked switch plate, and clean paint off a window. The builder fixes them within an agreed window, often a week or two, and the owner signs off.

A punch list is not the same as the final inspection, which is the city or county code check that leads to the certificate of occupancy. The punch list is between you and your builder; the final inspection is with the AHJ. It is also different from a change order, which adds new work for a price. Punch-list items are about completing work already in the contract. In Arizona, the Registrar of Contractors sets workmanship standards a builder must meet, which is part of why a clear, fully closed punch list matters. We treat the punch list as a shared checklist, and we do not call a home done until every item is signed off.
