Habitable Attic

Storage attics and habitable attics are two different things to a building inspector. A habitable attic is finished attic space people use as a room: a loft, a bonus room, a bedroom under the roof. Section R326 of the International Residential Code sets what it takes to get there. The space needs the same minimum floor area as any other room, at least 70 square feet, plus a ceiling height that follows the normal room rules.

Because the roof slopes, that height gets measured a specific way. At least half of the required floor area has to stand 7 feet or taller, and floor with less than 5 feet of headroom does not count toward the required area at all. Knee walls at the edges are fine as long as the middle of the room carries the height. R326 also holds the occupiable floor area to one third of the story below, or one half in a sprinklered house. Cross that line and the attic counts as another story, which pulls in more code.

The attic also needs its own emergency escape and rescue opening, the same egress window a bedroom needs, plus a fixed stairway. A pull-down ladder does not qualify.

For example, a Cave Creek home can frame a bonus room inside the roof over the garage, with a dormer that lifts 7 feet of ceiling over half the floor and holds the egress window. Standard roof trusses fill the attic with webbing and leave no clear span, so attic trusses or stick framing have to be specified before the roof package is ordered. Decide you want the room after the trusses arrive and you buy them twice.

Do not confuse this with a conditioned attic, which is an insulation detail at the roofline that pulls ductwork into cooled air. That is an energy choice about an attic nobody lives in. An Arizona habitable attic usually needs both, because a room under a Phoenix roof bakes without one.
