Coated floors: epoxy vs polyaspartic

A coated floor is the finish that transforms a garage most, and the two common choices are epoxy and polyaspartic. A bare concrete slab stains, dusts, and cracks, and it shows every oil drip. A coating seals the concrete into a smooth, cleanable, good-looking surface that shrugs off spills and tire marks. It is usually the first upgrade owners make because it changes the whole feel of the space.

Epoxy is a thick, hard resin coating that bonds to the slab and takes color, flakes, or a metallic finish. It resists chemicals and abrasion well and gives a deep, glossy look. Its weak points are cure time and sunlight. Epoxy can take days to fully cure, and direct UV can yellow some epoxies over time, which matters where a garage door stands open to the Arizona sun.

Polyaspartic is a newer coating, often used as a topcoat over a base layer. It cures fast, sometimes in a day, and it holds up better against UV yellowing, so it keeps its color where sun reaches the floor. It usually costs more than plain epoxy. Many luxury garages use a hybrid: an epoxy or polyurea base for build and adhesion, with a polyaspartic topcoat for UV resistance and a quick return to use. Plan storage around how you use the space. A detailer wants counter space, a sink, and cabinets for products. A wrencher wants a workbench, a tool chest, and a compressor spot. A collector wants display lighting and a lounge feel more than a shop. Lay out the cabinets, outlets, and any plumbing before the walls close up, so the power and water land where the storage goes. Car lifts and the structure they need

A car lift is the signature luxury-garage finish, and it needs the garage built around it. A car lift stacks one car over another to double storage, or raises a single car to working height for service and detailing. It is the upgrade that lets a collector fit more cars on the same slab. But a lift is not a drop-in accessory. It needs a tall ceiling, a thick reinforced slab to anchor it, and a 220-volt circuit, all of which belong in the original plan.

The height is the big one. Most residential lifts need a ceiling of 11 to 12 feet or more, and stacking two vehicles or lifting a tall SUV pushes that higher. Power supports the whole finished garage, not just the lift. A luxury garage often runs 220-volt circuits for lifts, tools, and a compressor, plus one or more EV chargers and plenty of outlets for cabinets and lighting. Why climate control protects every finish in Arizona

Under IRC Section R302.6, an attached garage must be separated from the house by "not less than 1/2-inch gypsum board applied to the garage side," so the finished walls have to keep that fire-rated layer. And any garage with lifts, chargers, and heavy power needs properly sized circuits and a self-closing, rated door into the house.
