Why two-story wins on cost per square foot
A two-story home wins on cost per square foot because it shrinks the two most expensive parts of the shell. Take a 3,000 square foot home. Build it on one level and you pour a 3,000 square foot slab and frame a 3,000 square foot roof. Build it as two 1,500 square foot floors and you pour a 1,500 square foot slab and frame a 1,500 square foot roof. Same living space, half the foundation and roof.
That matters because those are real money. In the NAHB 2024 construction survey, the foundation is about 11 percent of construction cost and framing (which includes the roof structure) is about 17 percent. Spreading a home across one level multiplies both line items. A compact two-story shares them between two floors.
Two-story homes save in two more spots. Plumbing runs shorter when you stack bathrooms above each other. And the mechanical and roof systems cover less ground. The savings are real but modest, usually a single-digit percentage per square foot, not a transformation of the budget. Finishes, lot work, and your selections still drive most of the cost.
Here is a rough sense of scale. Say a metro Phoenix custom runs $350 per square foot as a two-story. The same 3,000 square foot home built single-story might run closer to $370 to $385 per foot because of the bigger slab and roof. On a 3,000 square foot home, that is a swing of about $60,000 to $105,000 before any finish choices. That is real money, but it is smaller than the gap between builder-grade and high-end finishes on the same house. Treat the layout saving as one line item among several, not the headline.
Where the two-story savings get clawed back
A two-story home gives some of the savings back, which is why the gap is smaller than the half-the-roof math suggests. Going up adds cost in several places a single-story never touches:
- Stairs. A staircase is a custom-built assembly with framing, treads, railings, and finish work, and it eats usable square footage on both floors. Under 2018 IRC R311.7.5, residential stair treads must be "not less than 10 inches" deep, and a handrail is required on any flight with four or more risers. That is structure and finish you pay for with no extra living space.
- Framing complexity. A second floor needs an engineered floor system, taller load-bearing walls, and more labor to frame at height. Crews work slower and safer off the ground.
- Zoned cooling. Hot air rises, so a two-story home runs warm upstairs. Most owners add a second HVAC zone or a second system to fix it, which adds equipment and ductwork.
- Taller everything. Two-story exterior walls mean more stucco, more scaffolding, and harder access for trades, all of which add labor.
Stack those back in and the net saving on a two-story is usually modest. It is a per-foot edge, not a budget rewrite.
Where a single-story spends more, and where it does not
A single-story home spends more on the slab and the roof but can save elsewhere, so the comparison is not one-sided. The whole floor area sits on one foundation, so any soils-driven foundation upgrade applies to a bigger footprint. The roof covers the entire plan, so roofing material and structure scale with the full square footage. On a large single-story, those two items are the cost story.
But a single-story skips the stair assembly, the second-floor framing system, and usually the second cooling zone. It is simpler to frame because everything is at ground level, which can lower labor cost per hour of work. For most Arizona custom buyers, the single-story ranch is still the default for the indoor-outdoor desert lifestyle, and the higher per-foot cost is a tradeoff they accept for one-level living. The cost difference rarely decides the layout on its own. Lot size, cooling, and how long you plan to stay usually matter more.
The Arizona wrinkle: soils and the foundation
Arizona soils change the foundation math, and they cut against the two-story home in one specific way. Much of Maricopa and Pinal County sits on expansive and collapsing soils. The Arizona Geological Survey warns that collapsing soils "shrink when wetted, and/or when loaded with a great weight, such as a building or pavement," and that expansive soils cause "foundation cracks" and "heaving and cracking of floor slabs and walls."
A two-story home puts more weight on the same footprint, so on poor soil it can call for a more engineered foundation, deeper footings, or a heavier post-tension slab. That extra engineering offsets part of the per-foot saving from the smaller slab. A single-story spreads its weight over a larger area, so the point loads are lighter, but the slab itself is bigger.
