What fire flow means when there is no public main

Fire flow is the amount of water, in gallons per minute, that a fire department wants available to fight a fire at a building. Rural codes set a target even without a hydrant. The Arizona Department of Forestry and Fire Management spells out the rural baseline. Where there is no public water supply, the minimum required fire flow for a one- and two-family dwelling is about 1,000 gallons per minute for one hour, at a minimum residual pressure of 20 psi. That number is the design target a rural home has to answer. The model fire code backs it up. The International Fire Code (IFC) Appendix B fire-flow tables set a minimum fire flow for one- and two-family dwellings. For a sprinklered home up to 3,600 square feet, that minimum runs around 1,000 gallons per minute. Bigger homes call for more. The point for a buyer is simple. How residential sprinklers change the math

A residential fire sprinkler system is the single biggest tool a rural home has, because it controls a fire where it starts and can cut the fire flow the department requires. The model code, IRC Section R313.2, calls for an automatic residential sprinkler system in one- and two-family dwellings, designed and installed to Section P2904 or NFPA 13D, the standard written for homes. A 13D system uses a handful of fast-acting heads fed by the home's own water supply to knock down a fire in the room of origin, often before the engine arrives.

That control buys a real reduction in required water. Under the IFC fire-flow rules, a home protected throughout by an automatic sprinkler system can earn a reduction of up to 50 percent in the required fire flow. For a one- and two-family dwelling, the result does not drop below 1,000 gallons per minute. Less required flow means a smaller stored supply can satisfy it.
