
Attached vs detached RV garage: which is better for an Arizona custom home?
A detached RV garage is usually the better choice in Arizona. It keeps a tall, bulky building off your house, gives you placement freedom for setbacks and height limits, and isolates fumes and noise. An attached RV garage saves a wall and a trip across the yard but ties a 16 to 18 foot box to your roofline.
For most Arizona custom homes, the deciding factor comes down to roofline and air quality, and both favor building separate. A detached RV garage keeps a tall, 16 to 18 foot building apart from your house, so it does not force your roofline up or crowd your living space, and it gives you freedom to place the garage where the lot's setbacks and height limits allow. A detached building also keeps exhaust fumes, fuel smells, and engine noise away from the home. An attached RV garage has its own appeal: you skip one exterior wall, you reach the coach without crossing the yard, and you can share utilities. But attaching a tall RV box to a single-story house often looks awkward and pulls garage air toward your living space, which is why detached wins on most rural and large-lot Arizona builds.

Zoning and placement: where each one can go
Detached usually gives you more room to work with Arizona height and setback limits, which is its biggest practical edge. A tall RV garage with a 16 to 18 foot ceiling pushes against the 30 foot accessory-building height cap in unincorporated Maricopa County and against the lower caps some cities set. When the garage is detached, you can place it on the part of the lot that best fits those limits, angle it to the driveway, and keep it off the home's main mass. When it is attached, the garage height and roofline have to work with the house, and a tall box bolted to a low ranch home can break the design and the height math at once.
Setbacks shape both choices. In unincorporated Maricopa County, a detached accessory building may sit in the required rear or side yard but "shall not be nearer than three feet to any side or rear lot line" and "shall not occupy more than 30% of any required yard." A detached garage can use those accessory-structure rules, which are often more flexible than the rules for the main house. An attached garage counts as part of the main building, so it has to meet the home's setbacks, which can be tighter. On a rural Rio Verde or Cave Creek acreage lot, detached placement freedom is a real advantage. On a tighter city lot, an attached design may use space more efficiently.
Design, daily use, and resale
Pick the layout that matches how you live with the coach and how the home reads from the street. A detached RV garage keeps the home's look clean, since the tall building stands on its own and can match the house in materials without distorting its lines. It also makes a natural workshop or hobby space, because you can run it hot or cold without affecting the house and make noise out there without bothering anyone inside. The trade-off is the walk: you cross the yard in the summer heat or a monsoon storm to reach the coach.
An attached RV garage wins on convenience. You step from the house straight into the bay, load the coach without going outside, and share a wall, a roof section, and utility runs. That can lower cost and make daily life easier, especially for full-time or frequent travelers. The downside is design and air. Tying a 16 to 18 foot garage to a one-story home often forces a tall, mismatched section onto the roofline, and it brings garage air next to living space. For resale, a clean detached RV garage on acreage is a strong selling point for the RV-owning buyer pool common in Rio Verde, Apache Junction, and Cave Creek. A well-integrated attached garage can also add value, but a clumsy one can hurt the home's curb appeal. There is also a comfort angle in the desert. A detached metal building can run hot in July, so if you plan to use it as a shop you will want insulation and a mini-split out there. An attached bay can borrow some cooling from the house, but only if you treat the fire-rated wall and the door seal correctly, or you trade away the air-quality benefit you were trying to keep.
Fumes, noise, and what the code requires
The fire and air rules differ between the two, and they favor detached for a building that holds an engine and fuel. When a garage shares a wall with the house, the code wants a fire barrier between them. That is usually half-inch drywall on the garage side. Where the garage sits under living space, it steps up to thicker Type X board. You also need a self-closing, tight-fitting door, and the garage cannot open into a bedroom.
IRC Section R302 spells out these dwelling-garage rules in detail. A detached garage skips all of it. Under IRC Section R309, a detached structure is just set apart from the house by open space. There is no fire wall to build between them, which saves both the wall and the rated door.
Air quality is the other reason detached often wins for an RV. A coach idles, burns fuel, and stores a generator. That air should not drift into the house. The DOE Building America Solution Center says an attached garage should have a mechanical exhaust fan with "a minimum installed capacity of 70 cfm," vented straight outdoors. The goal is to "slightly depressurize the garage with reference to the house" so garage air is not pulled inside. A detached building sidesteps that worry by design. If you do attach, plan the exhaust fan and a tight air seal between the bay and the house from day one. In a sealed Arizona home with air conditioning running, that pressure difference is what keeps fumes out.
Cost and how to plan it into a new build
Cost runs close between the two, but for different reasons, so weigh them against your lot. A detached RV garage needs its own four walls, its own roof, and a utility trench out to it, which adds material and a separate run for power, water, and any sewer connection. An attached garage shares one wall and a roof section with the house and can tap the home's utilities nearby, which trims some cost, but it adds the fire-separation wall, the rated door, and the required exhaust ventilation. Neither is automatically cheaper; the lot, the utility distances, and the design drive the number.
Build it with the house either way, because adding a tall RV garage later is far more disruptive and expensive than including it in the original plan. During construction the crew already has site access, the grading is done once, and utilities can be trenched for the house and the garage together.
